Transfers of part: clauses for TP1 (residential plot transfer of new-build property on housing estate)
These standard clauses are designed for inclusion in a Land Registry Form TP1 for a freehold residential plot transfer on a new housing estate in England and Wales. Drafted from the transferor's (developer's) perspective, these clauses provide template wording covering the essential provisions of a transfer of part. The clauses address a variety of critical aspects, including the modification of title guarantees under the Law of Property (Miscellaneous Provisions) Act 1994 (LPMPA 1994), and the grant and reservation of rights and easements necessary for a new development, such as rights over estate roads and sewers intended for future adoption.
