LTA 1987: section 5A offer notice

A template offer notice for use by a landlord under section 5A of the Landlord and Tenant Act 1987 (LTA 1987). This standard document is intended for situations where a landlord proposes to enter into a contract to create or transfer an estate or interest in qualifying premises (except where that contract is an option or right of pre-emption). This notice starts the tenants' right of first refusal process by constituting a formal offer to the qualifying tenants. It outlines the principal terms of the proposed disposal, including the property details, the interest being disposed of, the consideration and other key conditions. It specifies the statutory timeframes within which the requisite majority of qualifying tenants must accept the offer and nominate a person to acquire the interest on their behalf. The notice also includes optional provisions for use where the disposal involves non-monetary consideration, incorporating the additional requirements of section 5E of the LTA 1987.
