Licence to carry out works (consent only)
This standard document is a licence granting consent for a tenant to carry out specified works on a property, where the licence is intended to be supplemental to an existing agreement for lease. It is designed for situations where the parties have entered into an agreement for lease setting out the tenant's obligations for initial fitting out works, ensuring these obligations are not personal to the tenant. This licence primarily records the landlord's consent to the works without imposing additional obligations on the tenant beyond reinstatement requirements. This approach prevents duplication or conflict with the tenant's pre-existing commitments under the agreement for lease. The licence includes provisions for reinstatement, rent review considerations, and indemnity, while also addressing the role of the tenant's guarantor in maintaining obligations under the lease. The licence is useful for landlords and tenants seeking clarity and legal assurance over the landlord's consent to property alterations.
