Lease of whole: office (shorter form)

A standard document for a lease of the whole of an office building in England and Wales. This standard document is designed for transactions where a landlord leases an entire office building to a single tenant, meaning no service charge provisions are included. As a full repairing and insuring lease (FRI lease), it places the primary repairing obligations on the tenant, while the landlord remains responsible for insuring the building. This standard document contains the prescribed clauses required for Land Registry purposes and can be used as a headlease. It also addresses key commercial terms, including optional provisions for an upwards only open market rent review. Guidance is provided on tenant dealings, with optional clauses for assigning the whole of the lease, underletting, sharing occupation and charging the lease, subject to landlord's consent. This standard document can also be adapted for use whether or not the lease is to be contracted out of the security of tenure provisions of the Landlord and Tenant Act 1954 (LTA 1954) .
