Lease of part: office (shorter form)
A standard document for a lease of part of an office building in England and Wales. This standard document is structured as a full repairing and insuring (FRI) lease for an internal-only demise of one or more floors, where the tenant is responsible for repairing the property. It contains prescribed clauses for registration purposes. The landlord insures the office building and maintains the retained parts, recovering costs for a limited set of services through a simple on-demand service charge mechanism. Notably, these service charge provisions do not require advance on-account payments, making this standard document suitable for more straightforward lettings. It also includes optional provisions for an upwards-only open market rent review, providing a flexible yet concise framework for office leases .
