A standard document for a lease of a high street shop that forms part of a building in England and Wales. This standard document is for a lease of part and includes prescribed clauses. The demise includes the shopfront and fascia but is otherwise an internal-only area and the tenant is responsible for its repair under the terms of a full repairing and insuring (FRI) lease. The landlord insures the building and retains responsibility for the repair and maintenance of the building's retained parts, recovering costs for a limited set of services through a simple on-demand service charge mechanism. The provisions for the service charge do not include advance on-account payments. This standard document also contains optional provisions for an upwards-only open market rent review, providing a framework for more straightforward retail lettings. It does not include provisions for uninsured risks or a cap and collar on the reviewed rent .
