A standard document providing a model residential assured periodic tenancy agreement (APT) for property located in England. This standard document establishes the core legal rights and obligations between a landlord and tenant. It details fundamental provisions such as the payment of rent and the tenant's responsibilities regarding property use and care of the contents. The agreement also sets out the landlord's key covenants, including repairing obligations under the Landlord and Tenant Act 1985 (LTA 1985) and ensuring the tenant's quiet enjoyment. This standard document addresses procedures for tenant default and the landlord's right of re-entry, considering the requirements of the Housing Act 1988 (HA 1988). It includes an optional guarantee and indemnity clause to secure the tenant's performance. This agreement contains the required provisions for APTs after 1 May 2026, when the changes made by the Renters' Rights Act 2025 (RRA 2025) come into force.
