Agreement for lease with landlord's works (new build) and early access for tenant's fitting out works conditional on the landlord obtaining planning permission (incorporating the Standard Commercial Property Conditions (Third Edition - 2018 Revision))
An agreement for lease for use where the landlord is to construct a new building before granting the lease. The agreement is conditional on the landlord obtaining planning permission for the landlord's works. The tenant is allowed early access to the property to carry out fitting out works after completion of the landlord's works but before completion of the lease.
