An agreement for lease for use where the landlord is carrying out works to an existing property before granting the lease. The tenant is allowed early access to the property to carry out fitting out works after completion of the landlord's works but before completion of the lease. This agreement is drafted from the landlord's point of view but seeks to achieve a fair balance between the parties.
